Mold Inspection
Where the water is getting in comes first, then how far the growth has spread behind the surface.
Mold InspectionColorado Springs Mold Experts connects homes in Falcon, out on the open prairie east of the city, with independent providers. The subdivisions here are newer, a number of properties run on their own well, and nearly all of them have a basement under the main floor that the family has since finished.

Where the water is getting in comes first, then how far the growth has spread behind the surface.
Mold Inspection
Contained work areas, filtered air and bagged debris, so the cleanup does not push spores through the house.
Mold Removal
The dry, clean and ready check before a finished basement is closed back up, with the result in writing.
Post-Remediation Clearance TestingOut here there is very little shelter. Storms cross open grassland and hit the roof straight on, hail season in late spring puts bruises and pinholes in shingles and skylights, and wind drives rain sideways under flashing and into wall cavities that face the weather. The leak that follows is often small and slow, and it shows up a season later as a stain on a bedroom ceiling rather than as a drip.
The other half of the problems start in the lower level. These are newer, tightly built houses, and the basement below is usually finished with carpet and drywall against concrete that stays colder than the room. Add a whole-house humidifier running hard through a long winter with the windows shut, and there is enough moisture on cold surfaces to start growth in a climate almost everyone assumes is too dry for it. Properties on acreage often have the pressure tank and the mechanical equipment in that same lower room, so a small drip there sits on carpet nobody walks on.
Mention it. An independent provider can look at the house side, the pressure tank area, the lines and anything wet around them. Repairs to the well itself stay with your well contractor.
Carpet over slab, framed walls against concrete and a storage room behind them all hold water differently. Say what is down there and whether it has ever been wet.
Long driveways and open lots drift shut fast. Note gates, grades and whether snow or mud affects access, since that decides what equipment can reach the work area.
With a finished basement the real decision is how much of the finish has to come out. Drywall wicks water upward and carpet pad holds it for weeks, so a cut line a little higher than the visible stain is normal and is cheaper than opening the wall twice.
Start with an inspection, then compare removal and full remediation to understand the scope being quoted. Before the wall goes back, clearance testing puts the dry, clean result on paper.

It comes down to how much material is affected and whether containment and drying are part of the job. A small area behind a bathroom wall is a different scope from a finished basement. Ask the independent provider to inspect and confirm the price before anything is opened up.
Colorado Springs Mold Experts connects callers in Falcon and the newer subdivisions east of the city with independent providers. Call and describe what you can see or smell and whether water got in first; see the contact page.
Scheduling depends on the provider and the property location. Short-notice needs are common after a hail storm or a real estate deadline, so mention any date you are working to when you call.
Treat any dark growth on long-wet material the same way: keep the room closed, leave it alone rather than scrubbing or bleaching it, and get it looked at. Mold can irritate, and people with asthma or allergies may react, so health questions belong with a doctor. Our black mold page explains what the term actually covers.
Not always, but it is worth it before a finished basement is closed back up, or when a buyer, a lender or a landlord wants proof. An independent provider can check that the area is dry and visibly clean and report the result, which is covered on the clearance testing page.
Not the mold work itself, but it adds a place to look. The pressure tank, the fittings and the floor around them are a frequent source of slow leaks in a lower level, and that room is often carpeted and rarely entered. An independent mold remediation provider can check the house side; the well equipment stays with your well contractor.
